I am treating this as a shell. All joists, roof rafters, internal wall and windows will be replaced. I have not done work on this scale but am setting aside 150-170k for the works. My partner an Architect and she has a few ideas of a totally non-period internal space (new build approach) but within the brick shell. From what I read, internal insulation will lose me too much space and aerogel is too expensive.
The concern remains the smell, I read on some forums that smells sometime take years to go and sometimes owners have had to knock the whole house down.
Alternatively, is to treat it as a (expensive) plot but if I were rebuilding from scratch, I’d prefer a modern house style rather than try to replicate a period house which in my opinion, never looks quite right (stone detailing missing etc,). I doubt planners would want one half of a period semi-detached totally different
You need a big Ozone generator - its what they use on fire and flood property restoration commercially
Structurally what damage is their to the walls..? Fire can be pretty damaging to lime mortars
