I'd be interested in your views/experience on a few points:
I've read the DIY builder VAT reclaim guidance on the HMRC website and the requirements in terms of "building completion" and the three month claim limit thereafter are clear to see. What it doesn't make clear is what is defined as "building start". Now our planning is granted I've already started to clock up some material costs (groundworks related), will I be able to reclaim the VAT? Have I "started". Linked to that is there a time limit for the length the build can take?
My next point is probably going to be one for HMRC but again if anyone has any experience I'd be grateful as HMRC are renowned for providing variable answers!
We have to build a bat roost (in the form of a workshop) as a condition of our planning and also will be a conditional part of our eventual licence from Natural England. The guidance seems clear in that if its not a a garage then no VAT reclaim. But does the conditional aspect of this structure mean it will be eligible for VAT reclaim?
Lastly, I was shocked to see that "smart/automated" lighting is excluded from zero rating. We intend to fit Clipsal C-Bus which is a modern lighting system which I am very familiar with (I've installed it twice before in refirbs). Has anyone succesfully claimed for anythingt thats above "a bunch of cable and fittings"?
