On A £100K Build Cost How Much VAT Actually Gets Paid

Let's say the builder has quoted us £100k for the build...are there likely to be any elements which are not zero rated included in that price? (Excluding things likes architects and services.) I'm a bit worried at the end of the project we may get hit with a vat bill on things we've not considered.

If it's a "design and build" package the design fees can be zero rated. But if you contract an arcitect to design and contract a different builder to build, you have to pay VAT on the design work.

Anything YOU buy for the project you will have to pay vat on. Anything your builder supplies should be zero rated.
