At our second attempt we have now (last week) got planning permission. We submitted our first application last August and were advised about six weeks into the deliberation period that our application was likely to be refused. The main reason for this was that we had not provided enough information about the access from our site onto the road which happens to be a trunk road. Even though we have been using this access for over 30 years the regulations changed in the mid 1990's and are now more strict.
Our plan is to replace a two bedroom dwelling with a three bedroom dwelling and this is deemed to lead to increased traffic through the access. We provided more information and this satisfied the Welsh Government folk who decide on such issues. Everyone very reasonable. So this is not a question but rather a bit of information. If your access is onto a trunk road be sure to provide sufficient information including photos and distance from the edge of your site to the edge of the carriageway.
Once we have sorted out temporary isolation and relocation of services we can start the demolition process.
