I have purchased a Chapel at auction few weeks ago, with the aim to convert it to a home for my two young boys and I. I will be collecting the keys in two weeks time.
The Chapel was built in 1905, Stone build, Welsh slate roof. Parquet flooring, Electric storage heaters, Four arched windows to sides, Timber panelling, Dado rail, Ornate ceiling roses, Timber pulpit. Solid shell.
Front Porch 1.60m x 2.37m
Main Chapel 10.38m x 6.79m
No upper floor.
Brick build store shed and an outside WC.
What I would like to know is the following please:
1) Is how to obtain a planning permission for a change of use (from D1 to C3 class), renovation and repairs?
Previously, the trust have submitted two applications to demolish and build a four bedroom house with a garage. But it was refused on the basis that it was on a flood plain (C2 flood zone). But the chapel nor the immediate area has been flooded before.
I have spoken to the local policies representative and I was told that the chapel is in GDC17 zone and therefore change of use is permitted.
2) What does GDC17 means please? I was hoping to receive a document explaining it but so far nothing.
I would like your expertise and help in guiding me through this process. I will be delighted to answer any questions relating to buying from auction. I'm looking at creating a diary with photographs and update on the progress.
